Pucioasa Factory’s History and Present Day:
Pucioasa, Romania is a city with a long tradition in textiles and holds a large
base of skilled textile workers. Pucioasa is located 100km from Bucharest
and 350km from the Port of Constanta. The Factory is located 4km from the
German-owned Sun Garden textile factory; producing “Home Textiles” for
the outdoor/ garden area.
Until 2003, the Pucioasa Factory was a government-run unit employing over
3,200 workers, engaged in the weaving and finishing of textiles. After its
closure in 2003, the Factory was purchased by a Romanian real-estate investor
who later leased the Factory to Textielfabriek Hatefa B.V. (a global textile
manufacturer based in the Netherlands).
Until 2009, Hatefa B.V. operated the Factory employing 500 skilled textile
workers producing “Technical Textiles” in the printing, coating & finishing
of fabrics.
Today, some of the Factory’s (15) buildings are currently leased to: an
Italian Co. producing “capacitors”, a German Co. producing “polyester-pellets”,
a local Romanian Co. producing “bed linen, tablecloths/ covers” for export to
France, Germany and Belgium and an Italian Co. producing “sofas”.
Pucioasa Factory’s Labor Cost:
Pucioasa’s minimum costs for skilled textile labor - including taxes - are
€ 450/month. Twenty-nine percent (29%) of a worker’s taxes are paid by the
employer and thirty Percent (30%) are paid by the worker.
The Romanian government provides a "Labor Incentive" – paying fifty
percent (50%) of workers’ salaries for one year (1 Yr.) – provided the workers
are employed at the factory for three years (3 Yrs.).

All Buildings have Electricity; Electric Panels from (1975-1989)

Two (2) Buildings currently connected to Factory’s Natural Gas Line
Pucioasa Factory’s Buildings (S1 thru S15):
(S.1-3) These Buildings house the Factory’s mechanical workshops, electrical
workshops and some warehouses for paints and chemicals.
(S.4) Building houses the Factory’s industrial Water Station.
(S.5) Building is comprised of 5-warehouses covering 1800sqm in area.
One Barrack is currently rented to the before mentioned Germany Co.;
producing polyester-pellets.
(S.6) Three-story Building constructed in 1975 and covers an area of
5085sqm. It is supported with reinforced concrete beams. The first two
floors are productions areas, having ceiling heights of 6m. The third
floor is comprised of outfitted office space – with an additional
production area – which is currently leased to the before mentioned
Italian Co.; producing capacitors. Building includes all utilities, two
loading ramps and a mechanical-lift system.
(S.7) Building was constructed in 1982 and covers an area of 3800sqm. It is
supported with reinforced concrete beams and has brick walls. The
building is divided into production areas covering 2850sqm and two
warehouses covering areas of 700sqm and 250sqm. The Building
includes a loading ramp. In 2007, modern offices were added with
central heating. A portion of this Building is currently being leased to
the before mentioned Romanian Co.; producing bed linen, tablecloths/
covers” for export to Western Europe.
(S.8) Two-story Building constructed in 1975 covering an area of 6631sqm.
It is supported with reinforced concrete beams and includes
two loading ramps. The first floor is industrial area with a ceiling height
of 6m and the second floor is comprised of offices. 1000sm of the
Building is currently leased to the before mentioned Italian Co.;
producing sofas.
(S.9) Building was constructed in 1984 and covers an area of 2562sqm. It is
supported with reinforced concrete beams with a ceiling height of 6m.
This building has some roofing problems (needs € 20.000 in repairs).
(S10) Building covers an area of 1389sqm. It is supported with reinforced
concrete beams and has brick walls.
(S.11-13) *These Buildings cover areas of 310sqm and 580sqm. They comprise
the Factory’s Admin. building and a building housing the Factory’s
Main Steam Boiler (1996) – capable of producing steam for all Factory
Buildings and the textile printing machinery within the Factory.
(S.14) Two-story Building constructed in 1978 and covers an area of 300sqm.
The Building has brick walls. Ground floor has a 7-car garage and the
second floor contains offices.
(S.15) Building was constructed in 1989 and covers an area of 215sqm. The
Building contains offices.
*Much of the metal piping connecting the Main Steam Boiler to the Factory’s
buildings and textile machinery was removed in 2009. To re-activate the Main
Boiler to the Factory, an investment to re-install steam-piping will be required.
